V&S (No.3)
V&S (No.3) Limited is the leaseholders' management company at Emerald Quay, as stated in the original leases of the flats which run from 1 January 1988.
All the owners of the flats and freehold houses are members of the company.

If you own a property here, you are already a member of V&S! You are eligible to vote at the annual general meeting, and to stand for election to the board. If you’re renting a property here, your landlord is a member.
V&S is responsible for ensuring compliance with the covenants contained in the leases of the 190 flats and deeds of the 10 freehold houses, and for enforcing the performance of the covenants of the flat owners and the owners of the 10 houses with V&S and the freehold company (EQF).
V&S is also responsible for:
- collecting service charges
- preparing budgets
- managing funds and reserves
- buildings insurance
- decorating and repairs to the inside/outside of the blocks and leisure centre building
- maintenance and repairs of entry-phone systems and communal TV
- organising regular contractors such as gardening and cleaning
- pool maintenance
- fire alarm tests
V&S also controls the CCTV system used around the estate for security purposes.
