Toy Sale, Saturday 4th May

Raphael, one of our younger residents of Emerald Quay, has decided to sell some of his toys to raise money for charity. The sale is on at 10.30am Saturday 4th May at The Compass. All money raised is going to charity. Please come along and support our young neighbour!

Open Forum Surgeries: May

The next set of surgery-style individual forum meetings will be held on Saturday 4th May, from 11:00 to 13:00 in The Compass. All Welcome. Please submit questions 48 hours in advance to [email protected] or in the site office post box, and an appointment will be emailed or delivered back to you. 

Pool Updates

A Section 20 notice was issued on 10th April to all leaseholders giving 30 days to propose contractors for the pool works. It is best practice to gather funds in advance of works but not to spend it before all Section 20 notices have been served. This process is designed to spread the cost fairly and reasonably. If works cost less than £500 per property, the difference will be refunded.

It is V&S’s responsibility to both ensure the safety of all its members and provide a fit for purpose pool that will serve residents for decades to come. We commissioned a report from one of the UK’s leading pool experts, Ian Betts to find the best solution for bringing the aging pool back into sustainable use.

His report made it clear that the refit carried out in 2017 did not comply with Health & Safety guidance and British Standards for Swimming pools. We can only assume that the board directors back then were unaware of these. After considerable efforts to obtain quotes with little success, we commissioned Betts do a full spec for works, to make it easier for SPATA-approved contractors to provide quotes based on the spec.

Our grounds

As the weather finally seems to be improving, your Board would like to encourage everyone to use our outside spaces this spring and summer. The EQ grounds are for all residents, and you may freely enjoy any green space on the estate, as long as you do so reasonably quietly and don’t kick balls against cars, walls or windows. 

  • A small team of resident volunteers have made and maintained a beautiful herb garden at the eastern edge of the marina inlet. If you want some fresh thyme or mint, why not go along and help yourself?
  • New ‘Keep Out’ wall signs, to replace the old tatty ones currently in place, will shortly be installed along the river path.

Our Laundry Room 

The broken drier in the laundry will be back in action soon. Thank you for your patience. The board held off ordering an immediate repair to consider replacing  it with a machine that had a card reader. After research, it became clear the move to card readers is one that will require more investigation to ensure a cost effective and future-ready solution.

Important: Damp.
If you notice damp ingress in your property, please report this as soon as possible to either your landlord, rental agent or to Deacon. It is very important that leaks are caught early to prevent expensive internal damage to our blocks.

 Our Bike Stores

We have the capacity to store bikes on site in two garages. However, these are at present full and in need of some refurbishment. There is a project underway to revitalise the spaces.

The Marina

The annual scraping and jet washing of the algae from the access footpaths around the marina has taken place, so it is looking better and is a lot safer for those accessing their boats. 

 Sunday Lunch

We would just like to clear up a misunderstanding over the Sunday lunches once served in The Compass. Kerry, who provided them, made a tentative approach to a resident whilst making it clear she was exploring various options. The idea was passed on to the board, who requested a business plan. In the meantime, Kerry secured a position at The Harbour Club.

V&S Extraordinary General Meeting

There will be a general meeting for leaseholders (members of V. & S. (No.3)) on May 8th. If you are a leaseholder and not aware of this, please contact Deacon. All members are encouraged to attend and vote, or to exercise their proxy.

Please report all problems with the laundry, gym and changing rooms to Deacon via the usual channels.
