Board Update: May
A final update from the current board, pool updates, and news of the V&S (No 3) AGM.
The company of V. & S. (No.3) Ltd will hold its annual general meeting (AGM) on the evening of June 24th. As part of the meeting an election will be held for ALL board members.
All relevant documents have been circulated to leaseholders. If you are a leaseholder and not aware of the planned AGM, don’t have your documents, or have questions about it, please contact Deacon.
Pool Update
Pool expert Ian Betts has provided a full specification of necessary works for our pool and Deacon, our managing agents, have forwarded it to suitable contractors with an invitation to quote. The project demands complex remedial works to correct previous substandard changes made to the pool, and we have already had companies reply negatively because of this. The standard time recommended to allow contractors to prepare quotes on a specification of this kind is 30 days, so we expect sufficient quotes to complete the Section 20 within weeks.
The pool is currently green with algae, which is not unsafe. It must not be drained for long periods of time because the pressure of the water helps to support the structure. The current board of V&S (No3) will not waste your money on unnecessary chemicals and site visits just to keep the water free of algae if no one is swimming in it.
Estate maintenance
- New ‘Keep Out’ signs are now in place among the northeastern boundary and quotes for jet washing the walls are being sought.
- We have quotes to install new gates along the northern boundary to deter casual trespassers.
- Repair of the leaning fence adjacent to Mayflower Court is booked and will be completed shortly.
- An informal survey has been carried out to assess how many small roof repairs can be made using a cherry picker, to save scaffolding costs.
- The board has asked Deacon to source quotes for repair of the pillar lights along the northeastern boundary.
- Dryer number 3 is working again.

Toy Sale
Congratulations to Raphael on his toy & cake sale. He raised a significant sum for charity and earned himself an award from his school. Thank you very much to all who supported his efforts.
Community
Our Open Forum will take place, as usual, on Saturday June 1st in The Compass 11:00-13:00. Please feel free to come along with questions and comments. This may be the last Open Forum because there will be a new V&S (No.3) Board as of next month and it will be up to them to decide whether to continue the forum or not. The same applies to the newsletter, this website and other initiatives of the current board.
The Compass: accessibility improvements
We are sorry to inform you that Compass lift project which began over five years ago and is being run by Emerald Quay Freeholders (EQF) has yet again been delayed by them. Continual rolling delays have made it very difficult for the board to manage bookings for The Compass. This has reduced the amount of income for the estate that the space might otherwise have generated.
Breaches of leases
The kinds of vehicles which can be parked on the estate, use of our balconies and noise levels are all mentioned in the deeds of covenant for our leases and freeholds. Please refer to and abide by the covenants and lease terms, and ensure your renters do so, if you are a landlord, to save unnecessary and costly arguments.

EQTA
Despite our best efforts, an informal meeting with Emerald Quay Tenants Association to determine whether a working relationship is appropriate has not occurred. EQTA has not provided us with either articles of association or a constitution, despite repeated requests. It will be up to the new board to resolve this after the AGM.
EQTA will hold a meeting at 7pm on Monday June 10th. However, please be advised that EQTA is not recognised by your management company, and legally cannot be until the required information is provided. For avoidance of confusion, EQTA does not have any legal authority to inform leaseholders about service charges, the maintenance and management of the estate, the pool, or the V&S (No3) Ltd AGM.
All leaseholders (but not renters) are already members of V&S (No.3), and thus already have the right to be involved in the maintenance of our estate as made clear in your lease, as well as the right to stand for election to the management board and vote at the forthcoming AGM.

- Please report dog fouling to the [email protected] or call 01903 221064. This is treated confidentially. Other dog related issues can also be reported to the dog warden.
- Please report all problems with the laundry, gym and changing rooms to Deacon via the usual channels.

After a recent incident, residents are reminded to not lend their fob to anyone.
